Project: Conversion of offices into 4 apartments
Client: Foresight PM
Contract Value: £292,503
Helm Construction were called in by Foresight PM – a Client that we have previously worked with for another conversion project at Crown Glass Shopping Centre. Crown Glass Place was a similar project where another disused office space was converted into an additional four apartments. Logistically, this project was a challenge as the apartments were being built above a live supermarket as well as in the middle of a busy shopping centre so extra precautions were made throughout the build.
Other challenges included issues with soil and drainage, the prevalence of existing asbestos and limited access to site as there was only one stairwell.
Maintaining a positive relationship with our supermarket neighbours below as well as the rest of the shopping centre was of high importance in order for us to complete the project effectively and on schedule. We had to choose working hours that didn’t conflict with the trading arrangements for the shopping centre, which meant we had to be flexible to accommodate this. Night time access was required at times, for instance when the asbestos removal was required as well as restoring the drainage to avoid disruption to the surrounding shops.
Handed over on time and on budget, Crown Glass features four new modern apartments situated in a busy and central area of Nailsea suitable for either first time buyers, young professionals or small families. Each apartment is of a good size, each with two bedrooms, an open plan fitted kitchen and living area and a good sized bathroom.
