Helm were tasked with the construction of one, three bedroom and eight, two bedroom apartments situated over two floors with a bike store on the ground floor. A particular challenge for this project is getting materials to each lift in a co-ordinated manner, due to the site being so small. Storage of materials will prove difficult due to lack of space as well as deliveries due to being directly on a narrow main road with limited space.
With a determined team who have worked alongside each other for many years, being highly organised was important to ensure smooth delivery of the project. A strict ordering system was required with deliveries being controlled to site between 9:30am-3pm, minimising any disturbance to the local area. As the building is erected, strategic planning will be required by the team regarding storage of materials to ensure each level is utilised effectively, given the lack of available space and storage.
The finished result will include nine apartments in total, one with three bedrooms and eight with two bedrooms. Each flat will have an open plan kitchen and living area along with a separate study each and a communal bike store on the ground floor. The apartments are to be finished with oriel windows to the rear, with stone cladding and a flat roof. The 9 new apartments will improve the appearance of the local area as well as adding much needed housing to the local area.
