Project: Construction of eight, three bedroom townhouses
Contract Value: £2.3m
Helm were tasked with constructing eight, three bedroom townhouses, split between a block of five and a block of three. Each house has three bedrooms with two bathrooms and an en-suite, as well as underground parking facilities. Access to the site is through a shared driveway which had to be kept clear for other users at all times. The site is also situated on a hill that drops away over 6m from one end to the other. Plots 2-5 are in close proximity to existing buildings. The reduced dig was also a challenge as over 200 lorry loads of soil needed to be removed.
Helm have had to overcome logistic issues with tight access limiting the size of deliveries and employing the use of a crane to assist in offloading and building of the properties. Scaffolding was also erected in the grounds of an existing property to allow access. Helm have managed the build around existing office users and neighbours requiring a fair degree of diplomacy and tact to ensure relationships and safety were maintained.
Once complete, Walcot Yard will feature eight, three bedroom townhouses. Units 1-5 will feature three bedrooms with en-suite bathrooms situated over three storeys, whereas Units 6-8 will have three bedrooms spread over two storeys, but with additional underground parking facilities. Replacing otherwise derelict buildings and unused office spaces, Walcot Yard brings much needed new homes to the City of Bath in a prime location, close to local amenities and with excellent transport links into and out of the City.
"We have been mindful throughout the planning and design process to reflect the character of the area as much as possible, while creating beautifully finished properties. Owing to the location and specification, we expect to see high demand from the local market including downsizers"
